When you’re preparing your Vancouver home for sale, it’s common to need to fix up a few things around the property before it goes on the market. After all, you want your home to look its best to buyers, so that you get good offers, quickly.
What things should you fix before listing your property for sale? Here are three categories that will help you create and prioritize your list of repairs as you get ready to sell.
1. Anything that squeaks or creaks
Is there something in your home that makes a noise it shouldn’t be making, such as a rattling closet door or a creaking floor board? While you may be so used to it that you no longer notice the sound, prospective buyers will. These small issues can make a big impression on buyers as they view your property, so be sure to get them taken care of before your home is made available for showings or open houses.
2. Anything that’s unsightly
You don’t have to worry about making your home look absolutely show-home perfect. However, things that are unsightly will likely get buyers’ attention. You want them to focus on the terrific features of your property such as the abundance of natural light, or the terrific view of the local landscape, not scuffs on the wall or dings in doors and trim.
Take a walk through your property, including the yard and other outdoor space. Put yourself in the mindset of the buyer. Is there anything that stands out to you that doesn't look appealing? If so, tidy it up, fix it up, or replace it.
3. Anything that’s broken
When life gets busy, it can be common to ignore small things that need to be repaired or replaced. If there’s anything in your home that needs repair, such as an outside tap that’s not working, or a sliding door that won't stay on its track, call a contractor or fix it yourself.
Small efforts pay off in a big way
Taking care of these small issues before putting your home on the market can add up to big returns when it comes time to receiving offers from potential buyers. The more appealing you make your home to its prospective new owner, the more likely you'll be to sell quickly and for the most money possible.
